What should you look for first?

Start with fit. A company that focuses on long-term rentals in Jerusalem will usually know the local rental market, building committees, and tradespeople better than one that manages a little of everything. Then look at experience: how long the company has operated, how many properties it manages, and who, specifically, will be responsible for yours.

How should you compare fees?

Fee structures vary. Some companies charge a percentage of the rent collected, some charge a fixed monthly fee, and many add separate charges for tenant placement, lease renewals, or supervising renovations. Put each quote into the same format and compare the total for the services you need.

What a property costs to manage depends on its size and condition, whether it is furnished, where the owner lives, and how much the owner wants handled. The lowest fee is not always the lowest cost if it excludes work you will end up paying for separately.

What are the red flags?

  • Guarantees of a rent level, of no empty periods between tenants, or of any particular return
  • Fees that are vague or only explained verbally
  • Reluctance to put the process or the agreement in writing
  • No clear answer on who holds rent and deposits, and how
  • Pressure to sign quickly

Does it help if the company also handles renovations?

It can. One company that both manages the property and coordinates improvements means fewer handoffs and one point of accountability. Ask how renovation work is quoted and approved, and make sure it appears separately from routine maintenance in your statements.

What if you already have a manager?

Switching is common and manageable, but timing and the handover matter. The notice period in your current agreement and the transfer of the lease, securities, and records all need attention.
