Our renovation and upgrade division exists to support the properties we manage. When a property needs more than a repair, we plan and coordinate the work to improve its condition, presentation, rental appeal and potential rental value — with the same approval and reporting process as everything else we do.

01Management first

Renovation decisions made by people who manage rentals.

A contractor’s job ends when the work is finished. Ours continues for years afterwards — so we recommend work that makes sense for a long-term rental: durable finishes, sensible layouts, and improvements that tenants value, rather than the most expensive option.

Because we manage the property, we already know its history, its building and its tenants. Work can be timed between tenancies, and the tenant search can begin as soon as the property is ready.

Upgrading a dated apartment so it could be rented well

Owner situation
The owner lives in Haifa and wanted the apartment rented and managed from a distance.
Challenge
With its original kitchen, a bath-only bathroom and old electrics, the apartment was drawing only low offers, and applicants were walking away after viewings.
Work handled
Assessed why the apartment was not attracting suitable tenants · Recommended a targeted upgrade focused on what long-term tenants notice most · Coordinated the kitchen, bathroom, electrical and lighting work through our renovation division
Result
The work improved the apartment's condition and rental appeal. It was let to long-term tenants and taken into ongoing management, with the same team that coordinated the upgrade now looking after it.

Preparing a vacant apartment and finding the right tenant

Owner situation
The owner, based in Tel Aviv, had already tried to rent the apartment independently.
Challenge
The previous tenant had left the apartment scuffed, with a broken kitchen cabinet and mold in the bathroom. It had been listed twice without success and had been standing empty for several months.
Work handled
Assessed the apartment and identified what was putting applicants off · Coordinated repainting, kitchen cabinet and countertop repairs, and mold treatment with re-grouting · Arranged professional photography and relisted the apartment
Result
Once the visible problems were dealt with and the apartment was presented properly, it attracted suitable applicants and was let to long-term tenants. It remains under our management.

Can you prepare or renovate a property before renting it?

Yes. Our assessment identifies what a property needs before it is rented, from repairs and a repaint to a kitchen or bathroom upgrade, and separates what is necessary from what is optional. Our renovation division can then coordinate the work, with a written scope and quote for your approval and photo updates as it progresses.
