Rent Out Your Jerusalem Property With Confidence

Whether the property is vacant, newly purchased or about to become empty, we assess what it needs, prepare it, find and screen suitable long-term tenants, and then manage it — so it is let properly the first time.

Common starting points

  • A vacant apartment that has stood empty
  • A property you have just bought
  • An investment property
  • A property about to become vacant
  • A home you are moving out of

01From vacant to let

How we take a property to market.

  1. 1

    Rental-readiness assessment

We walk through the property, note what must be fixed and what is optional, and discuss realistic positioning.

  2. 2

    Repairs and presentation

Recommended works go to you with quotes. Nothing starts until you approve it.

  3. 3

    Marketing and viewings

Clear photographs, an accurate description, and every viewing run by us.

  4. 4

    Screening and lease

Applicants checked; you choose; the lease and move-in condition are documented.

  5. 5

    Ongoing management

The same team carries on: rent, bills, maintenance and reporting.

02In more detail

What each stage involves.

Recommended repairs and presentation

Most properties need less than owners fear. We separate what must be done before tenants move in — safety, water, electrics, anything broken — from what would genuinely improve rental appeal, and what can wait.

  • Repairs and safety items
  • Painting and a thorough clean
  • Small upgrades with a clear case
  • Furnishing, if it suits the property

Rental positioning

We talk through who the property is likely to suit, whether to let it furnished or unfurnished, and a realistic rent range based on its condition and neighborhood — not an optimistic number that leaves it empty.

Marketing approach

We present the property accurately to long-term tenants through the channels that reach them, and arrange and attend all viewings, so you never need to be there.

Viewings and tenant screening

Applicants are checked before a lease is offered — identity, employment and income, and previous-landlord references. You receive a summary and our recommendation, and the final choice is yours.

Lease coordination

We coordinate the lease, the guarantees and the handover, and record the condition of the property at move-in with notes and photographs.

Transition into ongoing management

There is no hand-off to a different company. The team that prepared and let the property continues to manage it.

Owner checklist before letting

Having these ready makes the process faster. We help with anything that is missing.
Read: preparing an apartment for long-term rental
  • Proof of ownership, or authority to let the property
  • Keys for every lock, including building entrance, mailbox and storage
  • Details of the building committee (va’ad bayit) and current fees
  • Municipal tax (arnona), water and electricity account details
  • Any existing warranties, manuals and past repair records
  • Your insurance details for the building and contents
  • An idea of timing — when the property will be available

Legal and tax questions about letting — for example on leases, guarantees or income tax — should be confirmed with a qualified lawyer or accountant.

Upgrading a dated apartment so it could be rented well

Owner situation
The owner lives in Haifa and wanted the apartment rented and managed from a distance.
Challenge
With its original kitchen, a bath-only bathroom and old electrics, the apartment was drawing only low offers, and applicants were walking away after viewings.
Work handled
Assessed why the apartment was not attracting suitable tenants · Recommended a targeted upgrade focused on what long-term tenants notice most · Coordinated the kitchen, bathroom, electrical and lighting work through our renovation division
Result
The work improved the apartment's condition and rental appeal. It was let to long-term tenants and taken into ongoing management, with the same team that coordinated the upgrade now looking after it.

Preparing a vacant apartment and finding the right tenant

Owner situation
The owner, based in Tel Aviv, had already tried to rent the apartment independently.
Challenge
The previous tenant had left the apartment scuffed, with a broken kitchen cabinet and mold in the bathroom. It had been listed twice without success and had been standing empty for several months.
Work handled
Assessed the apartment and identified what was putting applicants off · Coordinated repainting, kitchen cabinet and countertop repairs, and mold treatment with re-grouting · Arranged professional photography and relisted the apartment
Result
Once the visible problems were dealt with and the apartment was presented properly, it attracted suitable applicants and was let to long-term tenants. It remains under our management.

FAQ

Questions owners ask us

Do you find and screen long-term tenants?

Yes. We market the property, handle enquiries and viewings, and screen applicants, typically by verifying identity, checking employment and income, and taking references from previous landlords where available. We then present our recommended applicant and the reasons for the recommendation, and the final decision is yours. We coordinate the lease with you and record the property’s condition in writing and with photographs at move-in. Lease terms and any guarantees should be reviewed by your own lawyer.

Do you manage furnished and unfurnished properties?

Yes, we manage both for long-term rental. With a furnished property, we record an inventory of the furniture and appliances with photographs at move-in and check it again at move-out, which makes any discussion about wear or damage much simpler. Whether furnishing makes sense for your property depends on its size, its location and the tenants it is likely to attract, and we can advise on this during the assessment. If you decide to furnish or upgrade, our renovation division can coordinate it.

Can you prepare or renovate a property before renting it?

Yes. Our assessment identifies what a property needs before it is rented, from repairs and a repaint to a kitchen or bathroom upgrade, and separates what is necessary from what is optional. Our renovation division can then coordinate the work, with a written scope and quote for your approval and photo updates as it progresses. The aim is always the rental: to protect the property’s condition and improve its rental appeal and potential value, not to renovate for its own sake. Read more about renovations and upgrades.
