01What overseas owners tell us

The worries are usually the same — and each one has a practical answer.

“I don’t know what is happening at the property.”

Regular statements, a clear record of every repair, and a message whenever something needs your decision.

“Managing tenants and repairs remotely is exhausting.”

Tenants and tradespeople deal with us. You receive updates and decisions, not phone calls.

“Communication is slow or unclear.”

One point of contact, in English or Hebrew, by email or WhatsApp.

“What happens in an emergency?”

We are first on the scene. Often we solve it ourselves; if not, a trusted professional — and you get an update with photos.

“Bills and arnona pile up when I’m not there.”

We make sure tenants stay on top of arnona, utilities and building fees, so debts don’t land on you.

“I need someone I can genuinely trust.”

Clear approval limits, receipts for expenses, and nothing above the limit without your agreement.

We were nervous about owning an apartment on the other side of the world, especially one we could only see a few times a year. Having one person in Jerusalem who knows the apartment, the tenants and the tradespeople changed that. Questions get clear answers, repairs are dealt with and explained, and the statements are easy to follow. We have not had to fly in to sort out a problem.

02How we work for you

Your local representative, in practice.

Your local point of contact

You have one named contact who knows your property. Tenants, tradespeople, the building committee and the municipality deal with us, and we deal with you — so you are never chasing several people across time zones.

Communication and reporting

Routine matters come in a regular written update; anything that needs your decision comes separately, clearly marked, with the information you need to decide. We agree the rhythm and the channel with you at the start — email, WhatsApp or a call.

  • Regular statements: rent received, expenses, invoices
  • Arnona, utilities and building fees kept up to date
  • Decisions flagged separately, with quotes and photos

Property checks and documentation

We record the property’s condition at move-in with notes and photographs, and document it again at move-out. Whenever something needs attention during the tenancy, we go and see it ourselves.

Tenant handling

We find and screen tenants, coordinate the lease, collect rent and handle every tenant request. You make the final choice of tenant; we handle the rest.

Contractors and repairs

We respond first, and many problems we solve ourselves without bringing anyone in. When a professional is needed, it is one of our regular, trusted tradespeople — good work, fair prices, and they stand behind it. Below the spending limit you agreed, we proceed and report; above it, you receive a quote and photographs first.

Emergency process

Tenants report urgent problems to us directly. What happens next:

  1. 1We get there first and assess it.
  2. 2We contain it and make the property safe.
  3. 3We fix it ourselves or bring in a trusted professional.
  4. 4You receive an update with photographs.

Before you visit

If you are coming to Jerusalem and want to see the property, we can arrange access with the tenants and walk through it with you. Ask us about preparing a vacant property before a family visit.

Most overseas owners start with a call or a WhatsApp message. We will listen to your situation and tell you honestly how we would handle it.

An apartment managed for owners in New York

Owner situation
A family living in New York owns the apartment and had no local contacts in Jerusalem.
Challenge
The apartment had stood empty for several months and needed work before it could be rented. The owners wanted it rented and looked after without flying in for every decision, and they were uneasy about handing the keys to someone they had never met.
Work handled
Visited and photographed the apartment and sent the owners a written assessment · Coordinated repainting, a water heater replacement and a deep clean · Marketed the apartment, ran the viewings and screened applicants
Result
The apartment was let to long-term tenants and has remained under our management. The owners follow it from New York through regular reports, and repairs are handled locally without them needing to travel.
“When a pipe burst in the apartment above ours, I did not have to manage it from London. They got a plumber in, dealt with the building committee and the neighbor, and sent me photos and a clear account of what had been done and what still needed my decision. Nothing beyond the emergency work went ahead until I had agreed to it. That is exactly what I need from the people looking after my property.”

FAQ

Questions owners ask us

Do you manage properties for owners living abroad?

Yes. Many of the owners we work with live abroad or outside Jerusalem. We act as your local point of contact: we deal with tenants and tradespeople, go to the property whenever something needs attention, make sure the tenants keep up with arnona and utility bills, and keep you informed in writing, with photographs of any repair work, so decisions can be made without you having to travel. Approvals and updates are arranged to work across time zones. Read more about how we work with overseas owners.

How are maintenance and repairs approved?

When a tenant reports a problem, we are the first to respond: we go and look ourselves, and many times we solve it without bringing anyone in. When a professional is needed, we use our regular, trusted tradespeople, who do good work at fair prices and stand behind it. At the start of management we agree a spending limit with you for routine repairs. Below that limit, we go ahead with the repair and report it to you afterwards, with the invoice and photographs where relevant. Above it, you receive a description of the problem, photographs and a quote, and nothing goes ahead until you approve it. The only exception is immediate work needed to contain an emergency, such as stopping a leak, which we then report to you in full.

How do owners receive updates?

You receive regular written reports covering rent received, expenses and any work carried out, with photographs of completed repairs. We also make sure your tenants stay on top of arnona (municipal tax), water, electricity, gas and building committee (va’ad bayit) payments, so debts do not build up on the property or land on you. Anything that needs a decision, such as a repair above the agreed limit, a lease renewal or a tenant leaving, is raised with you directly rather than waiting for the next report. We agree your preferred channel at the start, whether that is email, phone or WhatsApp, and the reporting frequency is set out in your management proposal.

What happens during an emergency?

Tenants report urgent problems, such as a leak, a loss of power or a broken front-door lock, directly to us. We respond first: we go and see the situation ourselves and take the steps needed to contain it, and when a professional is needed, we bring in one of our regular, trusted tradespeople. We then inform you with a clear account and photographs of what happened and what was done. Anything beyond immediate containment, such as the full repair, goes ahead only once you have approved it.

Do you make sure tenants pay arnona and the utility bills?

Yes. We make sure the arnona (municipal property tax), water, electricity, gas and va’ad bayit (building committee) payments are handled correctly for the tenancy. We follow up with the tenant so that debts do not build up on the property or land on you, and if a payment falls behind, we take it up with the tenant and keep you informed.
