Assessment and recommendation
When the tenants reported water coming through the hallway ceiling, the first priority was to stop it and protect the apartment. We went over ourselves to see what was happening, and brought in our regular plumber, who traced the leak to a burst pipe in the apartment above. With the upstairs neighbor unreachable, we contacted the building committee (va’ad bayit), and the water was shut off at the building’s supply.
Once the leak was contained, we assessed the damage: a wet ceiling and hallway, but no damage to the tenants’ belongings or to the apartment’s electrics. We recommended drying the ceiling fully before any repair, so that the new paint would not fail and the damp would not spread.
Work performed
We arranged drying equipment, photographed the damage for the owner’s records and for any claim, and kept the tenants informed about what would happen next. The question of who would bear the cost was for the owner to take up with the neighbor and the relevant insurers; our part was to provide clear documentation. After the neighbor’s pipe was repaired and the ceiling had dried, we coordinated the plaster repair and repainting and checked the finished work.
Communication and approval
Immediate containment, stopping the water and preventing further damage, went ahead without waiting, as agreed with the owner in advance. The owner then received a written account with photographs: what had happened, what had been done and what the repair would involve. The ceiling repair went ahead only after the owner approved the quote.
Result
The leak was contained, the apartment was dried out and the ceiling was repaired and repainted. The tenants had one point of contact throughout, and the owner, ten hours away, was informed and consulted rather than having to manage an emergency from Los Angeles.
