Assessment and recommendation
As the owner’s property managers, our first question was not what to renovate but why the apartment was not renting well. We reviewed the feedback from viewings, went through the apartment ourselves and compared it with the rentals it was competing against in Ma’alot Dafna. The pattern was clear: the location and layout appealed to applicants, but the original kitchen, a bathroom with only a bathtub and the old electrics put off the long-term tenants the owner wanted.
We recommended a targeted upgrade rather than a full renovation: a new kitchen, a walk-in shower, an updated electrical panel, new lighting and a repaint. Each item was chosen because it affected how the apartment would rent and how it would hold up over a long tenancy, not for appearance alone.
Work performed
Our renovation division prepared a written scope and quote for each part of the work. Once the owner approved it, we coordinated the tradespeople, sequenced the work so that the electrical updates, carried out by a licensed electrician, were finished before the new finishes went in, and checked quality at each stage. After completion we photographed the apartment, marketed it, ran viewings and screened applicants, then coordinated the lease and recorded the move-in condition.
Communication and approval
The owner approved the scope and budget in writing before any work began. Photo updates were sent at each milestone, and anything that changed the approved scope or cost, such as an issue found once walls were opened, came back to the owner as a separate decision with photographs and a revised quote.
Result
The work improved the apartment’s condition and rental appeal, and it was let to long-term tenants. Because the same team that coordinated the upgrade now manages the apartment, the owner has one point of contact, and the condition of the new kitchen and bathroom was recorded at move-in and will be checked again at the next change of tenant. We do not promise a particular rent after renovation; in this case, the upgrade addressed exactly what had been holding the apartment back.
